Wonderful Location

The cabin was wonderful. There was a water feature (waterfall) that we could not get to work so that was a bummer. Also, there only a few hangers in each closet - not enough for the time we were there. The kids loved the game room. I wish we were given extra towels. We had 9 adults and 4 kids. It would be a great idea to had coat hooks in the entry way - somewhere to hang the coats. All in all it was a wonderful stay and having a bathroom in each room was wonderful.

A Great Place To Relax

Loved it. Really enjoyed the game room and the outdoor area (Hot tub, Fire pit). We saw a bear one night walking between a couple of cabins. Close to the strip but you dont have to drive through downtown Gatlinburg to get there. Would stay here again

Great Place

The house was awesome and fit all 16 of us perfectly. I do not complain about anything but there were a few minor flaws. The lights in the bedroom on main floor would trip the breaker if you had the lights on with ceiling fan light and ceiling fan but we called maintenance (at midnight) and they responded quickly. We reset the breaker and it worked fine. Hot tub was not up to temp but kids still enjoyed it. Fire pit was awesome. Overall stay was awesome!!

A Perfect Property For Families

We had a truly wonderful time at the Gatlinburg Overlook property. The beds were comfortable, the kitchen more than ample size, and the location was convenient to Gatlinburg - no traffic. The kids really enjoyed the theater room, arcade, and hot tubs. The Greenbriar restaurant located within walking distance is an added plus. Highly recommend for families.

Exceptional Home

The home is beautiful and well furnished with terrific game and media rooms but the outdoor space was just superb. The patio, decks, hot tub/whirlpool, BBQ, fire pit(smores) and the creek were used constantly. They were so great, the game and media rooms were hardly used even with the younger ones in our group(ages 4 to 82). We went to the National Park several times in the week we were there with the entrance about 10-15 minutes away if you avoid the downtown which was insane in the last week of July and I drive into Chicago daily. Seriously horrific traffic. Fortunately this property is only minutes from downtown but the crazy traffic can easily be avoided to get to the park and to enter the other side of downtown where parking and walking seemed much more manageable. At least to start. Loved that the home was just outside the traffic of the city. I have read that some people are not to fond of the bears and we saw several by the house and hiking. One was literally in a downtown restaurant the first week of August. A bear was seen right by the house on 3 of the days we were there. They just walked by a gulley by the house and then went of their way. One day there was one near the entrance to the subdivision and one day there were a few bears by the Greenbrier restaurant. There is bear spray on the bottom patio but it was not needed. Just be aware of the bears. Let them be and they will do likewise. Lots of things to do in town but we went mostly for the outdoors which included the Park, rafting(Smoky Mountain Outfitters-did the scenic and whitewater-about 45 minutes away and well worth it), hiking and hanging out in the back yard. The internet worked great except for when a construction crew cut the line and the city lost internet for a day! Multiple people using internet and no slow traffic. Worked great.
Caretakers were very responsive. Loved our trip and this beautiful home contributed significantly to the great time that everyone had.

Great For Groups!

This cabin sleeps a large group perfectly! 3 king bedrooms and private baths on the top floor, another king bedroom with awesome river rock dual shower heads on the main level and a 5th king bedroom and bath off the game room in the basement plus a queen bunk bed in the basement. Sleeps 5 couples well and 4 kids in the bunks. I guess adults could use bunks but no privacy so I say sleeps 10 adults and 4 kids well before you start losing privacy and using bunks and sofas. Sofa is comfortable enough to sleep on.

It’s a hot tub and swim spa combo. Large enough for a group to be in. Way bigger than a normal hot tub, but doesn’t get over 104 degrees if you like hot water. Fire pit is amazing.

WE DID SEE A BEAR! Young bear walked right through the neighborhood but didn’t bother anyone and was cute to see.

This is a neighborhood with a lot of other cabins very close, BUT this one is on the end. Greenbrier Steakhouse is walking distance (dress code applies) and easy to get into Gatlinburg. Alamo Steak was 0.2 miles.

Cabin was very clean and worked well for a big group. We would stay here again.
Rental company was easy to check in and check out with.

Golden Tee was out during our stay. Our biggest complaint is the price vs. the 4 pm check in and 10 am check out. That’s a lot of money for a weekend where you basically only get to sleep the first night and out before breakfast the last. I think all rental companies need to come up with a better solution to this. This company will NOT allow early check in.
