Host Cancellation Policy

If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.

Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

If you choose to cancel or not use your reservation, the SmokyMountains.com Service Fee is always non-refundable.

Paradise In The Smokey Mountains

We have been using Elk Springs for our family vacations for the past 10 years and not one time have they or the cabin rentals ever let us down! The cabin we rented this time was blueberry hill and as always we were over the moon with the rental. Elk spring’s always has the home in pristine shape and very clean. The beds are very comfortable abd we had no problem relaxing. We thank Elk Springs and their employees for a wonderful time every time we visit Gatlinburg. Thank you Elk springs we’ll see you again soon! ��

Clean And Great Location

Everything was great about the cabin, but we did have two complaints. We never quite figured out the remote controls for the mini split systems. First night we froze and second night we burned up. Detailed instructions on how to use the remote would be helpful. The hot water heater was turned way too low. Showers never got hot enough. Flickering light bulb in master bathroom. Needs more outlets closer to master bed nightstands

Blueberry Hill

We were very happy with our stay. The cabin was very clean and the location was perfect you could get to anything you would need in 5 minutes. Would definitely stay in this cabin again.

Great Cabin Near Pigeon Forge!

We enjoyed our stay at Blueberry Hill. The cabin was clean and so cute. It was just the right size for 2 adults and 2 small children. My favorite part was it was very close to all the big attractions but you felt like you were in cabin far from town. It was the best of both worlds. If you are wanting to be close to Pigeon Forge/Gatlinberg without staying in a hotel or condo this is the place for you.

Loved Our Cabin!

Great location - centrally located near many restaurants and activities in Pigeon Forge. We spent a week at this cabin while my nephew played at the Cal Ripken Experience and enjoyed every moment, especially how close it is to the fields. Would highly recommend it!

Love Elk Springs But Bad Experience!

Cabin wasn’t clean as it was when we stayed in December. Shower curtain needed to be washed as the bottom half was brown. Light bulbs were out and the TV was dusty. Internet and Cable were out and the property management company had to contact the owner to get it resolve, which never happened. Contacted the management company numerous times and They sent out a tech that tried his best but it was up to the owner, who obviously don’t care about the renters as long as he is making his rental fees. I had to go offsite to get Wi-Fi and my 6 year old had no TV. It rained all weekend and it was very disappointing that nobody even offered to change cabins or a discount for next time except for the 10% off for return customers! What a joke! I won’t be staying at Blueberry Hill again but i would use Elk Springs, just a different cabin!

Unfortunately, when having to deal with a different company such as cable and internet, they wiill not speak to anyone unless it is the account holder. Then having to relay messages makes things more difficult. We ensure you the owner did try everything they could to handle it but it is up to the cable company to come out when they are available. We sincerely apologize for the inconvenience and would like to offer an extra 10% off your next visit. We hope to see you again!
