Appalachian Vista shares the outside common areas of the home (pond, firepit, hot tub, grills, outdoor furniture, etc.) with another home on the same property, just like you would if you were staying in a condo or hotel. The fenced-in backyard, grill, hot tub, firepit, and outdoor furniture are all shared with the neighboring property. You can rent the neighboring property (Blue Haze Lodge) with Appalachian Vista to make it a 5 bedroom called Blue Vista and have the entire space to yourselves! The guests in the neighboring property sharing the backyard may also have dogs. Appalachian Vista has two cute front porches, both with seating options! So sit back with a refreshing glass of sweet tea and take in that Smoky Mountain air! When you walk in the front door, you'll be immediately impressed with the gorgeous design. With chinked log walls, rustic and tasteful furnishings, and all the modern amenities, it's got the vibe you want for an easy, seamless vacation! The living room has a comfy couch and armchair, an electric fireplace, and a large TV with the option to log into your own streaming services or watch cable. The kitchen and living room are open concept, so you can sit at the bar, cook dinner, make a pot of coffee and still be in on the fun. The modern kitchen is fully equipped and ready to be stocked with all your favorite foods and drinks for the week. Off the kitchen is one of the bedrooms, with twin bunk beds, adorable d�cor, and a washer and dryer in a closet. Next to this room is the amazing game room! You've got a pool table, a pub table, arcade game, TV, darts, board games, and doors leading to the outside porch. Play a round of pool to see who has to load the dishwasher that night and turn on the big game while competing in darts! On the other side of the kitchen is a queen-size bedroom decorated beautifully with doors leading to the backyard and an ensuite bathroom with a tub/shower combo. There is also a second full bathroom located off the living room, as well as the third bedroom which has a queen-size bed. The backyard is what dreams are made of! Host Cancellation Policy

This local host has a strict cancellation policy with no cancellations or rescheduling allowed unless you purchase the Vacay Stay Guarantee (VSG) within 24 hours of booking. Call the office after booking if you would like to add the VSG to protect your reservation.

If you wish to purchase VSG, this must be done with the local host within 24 hours of booking. The local host will provide you with the full terms of the VSG program at that time. VSG, which can be purchased for 7% or the reservation total) directly from your local host, allows for the following:

?A 15 day cancellation policy for 1-3 bedroom properties. A 60 day cancellation policy on 4+ bedroom properties. For cancellations made outside of the 60 or 15 days, the local host will refund the entire amount of your payments made minus the cost of the VSG (which is only 7% of the reservation total).

?For cancellations made inside of the 60 or 15 day time frame, when the cancellation policy has expired, you will be allowed to reschedule your stay in that same property within 6 Months, but no monies will be refunded. After 6 Months all monies are forfeited. With a reschedule, the local host retains the cost of the VSG. So your payments, minus the cost of the VSG, will be applied to your reschedule.

Without the Vacay Stay Guarantee (VSG), absolutely no refunds, credits, and/or rescheduling.
