This host gives 100% refunds of booking deposits within 48 hours of booking, unless same week arrival.

Only the guest named on the rental agreement may notify the host either in written or verbal form of the request to cancel. Reservations are non-refundable if canceled in less than 45 days prior to arrival for 1-3 bedrooms, 90 days prior to arrival for 4-7 bedrooms and 180 days prior to arrival for 8+ bedrooms.

There are no refunds for bad weather, snow, no-shows, late arrival or early departure.

The pics don't do this ...

The pics don't do this place justice!!! I surpassed our expectations!!! The view was absolutely gorgeous. My goal was to see a bear; the first morning at 6:30, while standing on the deck looking at the view, a small bear walked around the corner of thedeck (scary and exciting!!!). We saw an additional 3 bears in the resort that week and a total of 8 for the week, they are active throughout the Smokies. Definitely a great vacation for my 5 year old and my 25 year, lol...it was a good week for all!!!
