Your search for the perfect vacation home is over, now that you've found Breezeway Lodge at Eagles Nest! This luxury four bedroom, four and a half bath home offers stunning mountain views and is just a short drive away to all the amenity areas in Eagles Nest. The main level features an open great room with vaulted tongue & groove ceilings, a well-appointed kitchen with stainless steel appliances, custom cabinets, gorgeous granite counters with stone backsplash, and is open to the dining and living area. The dining table seats up to 8 comfortably with a leaf to extend to 10, and there's room for 3 at the eat-in kitchen counter. In the living room, the sofa & chairs are situated facing the gas fireplace with a large-screen smart TV mounted above. One of the king suites is on the main level. The full bath features a tiled shower, soaking tub, and double granite vanity. Upstairs is a Queen suite, with a full private bath with granite vanity and tiled shower. A third suite is upstairs as well, with two single Twin beds and a set of Twin-over-Twin bunk beds, along with a private bath with tub/shower. Head across the namesake breezeway to the carriage house suite over the two-car garage. The carriage house apartment offers a sitting area with TV & gas fireplace, King bed, full kitchen and dining space, and private bath with double vanities and tiled shower. The garage space offers two work desks and then a game area with pool table, bar seating, and TV with leather chairs. Back at the main house, the main level deck offers a wonderful place to gather outside in a covered spot with chandelier, propane heater, gas fireplace, TV, gas grill, and dining table while taking in the beautiful mountain views. Also on the grounds are a great fire pit. No matter what you do or where you go while you're in the High Country, you're sure to love spending time at Breezeway Lodge! While enjoying your stay at Breezeway Lodge, you have access to most amenities inside of Eagles Nest. Amenities available to you include: Great Camp: BBQ Pavilion Amphitheater (location of summer concerts from May to the end of November) The Great Lawn Playground Hiking Trails Ropes Course and Climbing Tower (seasonal) Mini-Golf Course 24/7 General Store North Pavilion: Ball Field Sportsmans Lodge (unlocked portion only) Sports Court (Basketball and Pickleball) Dog Park Walking Trail Sportsman's Grille (Wed-Sun. Hours vary) Fire Pit Woodland Trail System (ATV Trails, Hiking, Biking) Camp (BYO Equipment): Tennis Courts Pickleball Disk Golf Archery (Restrooms and Pavilion coming soon!) Vineyard Food and Wine served Eagles Nest Winery day passes are available onsite for $25.00 each HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p Please note all visitors on premise at winery must be 16 years or older. This is strictly enforced. Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only. Additional Notes: - This property is pet friendly for a max of two (2) hypoallergenic dogs. The pet rent is $25/dog per night plus tax. Thank you for observing the requirement that four-legged attendees be hypoallergenic only! - The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are more than welcome to attend however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge. - The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months. - All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development. - Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday. - Guests are not allowed to bring their own ATV's. For information about ATV rentals please visit: Off Road Adventures website. - Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.) - The summer concerts are open to all guests however there may be an admission fee for each person and cash bar for food and drinks. - All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided. - All Eagles Nest homes have internet, but some areas of travel may not have cell reception. - Firewood for the outdoor fireplace and firepit may be added at the time of booking, or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night. - Check in is after 4pm and check out is by 10am - Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent. - Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates. - No smoking inside the home. No trace of smoking left outside the home. - Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook. - No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable. - 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. - CANCELLATION POLICY - Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
