Cancellation Policy

No shows will forfeit any monies put down.

All group stays (2 or more cabins), 4 bedroom stays and larger, and stays totaling $1200.00 or more must prepay their stay 30 days in advance. No refunds or changes for cancellation of these stays.

Other than those listed above, you can cancel or change your reservations with this host. Cancellation must be at least 30 days prior to arrival in writing. A $120 cancellation fee is deducted from prepayment, no exceptions. There are no refunds or cancellations less than 30 days prior to arrival for any reason. All stays are prepaid 30 days prior to your arrival.

To change a confirmed reservation, you must give at least a 30 day notice to the host and stay within 6 months of original arrival date. A $35 fee will be charged and your stay must be prepaid in full and no refund if reservation is cancelled. Reservations that are changed with the host cannot be changed or cancelled for any reason. No credit will be issued for unused portions of time in case of late arrival or early departure.

Vacation stay

Not very impressed in the way the cabin looked. Lots of cobwebs on the porch and when entering the cabin. There were things that need some attendance within the cabin and one two things got taken care of and when they fixed the blinds they left some screws on the floor. Hot tub was low with water and no water hose to fill. Left the old heater from the hot tub in the hot tub. Needed some TLC prior to our arrival and wasn't done. Soiled (filty) mattress on one of the pull out couches. Company was informed and they one fixed two things out of the list we gave them.

Not very good

Cleanliness was not the best. Pullout bed downstairs was miss was bad. My granddaughter slept on couch instead. Staff was helpful when we called to clean hot tub. Location was good.

Spring Break Trip

The cabin is located in nice quite place just a minute from the main street, it is nice and pretty clean. We had a very nice time staying in this cabin with our kids. They just need some little upgrades on this like in the bottom bathroom there was not warm water running all the time and they should replace some sink fossils to make sure you can operate them, they also need to make sure that all the lights have light bulbs so you can use it at night. Management need to check regularly on the property for not working stuff!!! The sleeper sofas mattress are so bad that even our kid sleeping on it was very uncomfortable! They need to be replaced very badly! Thank You for your rental

Cabin had a bad smell.

New Year Vacation

Our stay was not a complete disaster as we were determined not to let it be!The cabin was in a good location and could be, with lots of cleaning and storage modifications, a very nice place to go. We spent too much money to let the adversities we had to overcome, ruin it! Rental not clean, signs of rats all over kitchen, which was enough to disgust anyone. I have pictures to prove this. Just an FYI, I am not a clean freak but do expect things to be in decent shape. Absolutely no storage at all? Had to leave clothes in car and go back and forth to get them, not easy for 70 year olds in zero temps! I washed all dishes we used in cabin. No where to store groceries bought, left them in sacks sitting on floor?? One sofa bed did not work first night, two of our party had to sleep on floor. Rigged up next night to work. The hot tub was nasty, not able to use at all. this was the only vacation my husband and I had over the past year,plus our children's Christmas present. I can't begin to tell you how disappointing this stay was. And all, really a shame, because there is potential there, for sure! If the responsibility belongs to the owners, I would certainly be dropping them from my rental plan because it is giving your company a bad appearance. I could go on but think this 2000 word limit will not hold the rest. For the price we paid, we expected much better conditions and with that said, unless there is some type refund, I will never book with you again. And I intend to let others know of our experience. We really should have known when we checked in, there would be problems. We were asking several questions about things and the the staff wished us "good luck", rather than saying have a nice stay???? Our stay with Aunt Bugs

We all liked the cabin, there was plenty of room for all of us and the location was great. There were other cabins near but you could hardly see them and there was no noise problem. . We even had a fire in the pit out back one night. We were a little disappointed in the fact that the windows of the cabin were filthy dirty. In the day time it made for an awful view from inside the cabin. Also one of the blinds at the side window was torn and hanging twisted, again not a pretty sight. But when we come back to the Smokies our first call will be to Aunt Bugs.

Mouse poop

We felt disgusting the whole time we were there. Upon arrival we started LOOKING around the cabin. I pulled OUT varIOUs items which turned in to a horror story. Ths cookie sheets below the oven alONG with the pots aNd pans were covered in mouse poop. The bowls and coffee cups had not been washed and were filthy. My wife and i immediately took comforters completely off the beds and threw all of the sheets in the washer. The whole time we were there it was an erie amd disgusting feeling. There was 0 relaxation bc we were scared to sit down anywhere in the cabin. DONT RENTWHEN YOU PAY 300 A NIGHT IT WOULD BE NICE TO EAT SOME MEALS IN. NOT HERE. I HAVE A 4X4 TRUCK AMD AT TIMES THE STEEP HILLS WERE HARD FOR ME IF THERE HAD BEEM ANY RAIN. MY TIRES ARE IN EXCELLENT SHAPE. I WOULDN'T RECCOMEND THIS CABIN TO MY WORST ENEMY
