If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.
Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.
Do bot book with Elk Spring Resort Cabins!
I was charges $700 on my credit card about a week after we left. They claim we ruined something. They would not call me to discuss it after I requested a call twice. I know for a fact that we did nothing of the sort. If you do not want to be surprised with a ridiculous charge DO NOT BOOK with Elk Springs. Other great rentals ate available in the area. Elk Spings I will share my opinion of you to everyone so that nobody has to go through our terrible experience. The room itself was not clean. We found hair (tons of it) in the Jacuzzi. Had to call maintenance out. They didnâ€™t come until the following day.Would recommend to others? No
Shortly after you checked out, our maintenance tech arrived at the cabin and found that all of the theater system equipment had been unplugged. As noted in the signage posted in the cabin, as well as the guest agreement, this is strictly forbidden as it can and did cause major damage. Once the technician rewired all of the equipment, he found that the projector had been damaged beyond repair. You were billed for the cost to replace this, as was explained in the email you received from management. We can understand that you would prefer to speak over the phone, however, in cases of damage our policy is to communicate via email, as this protects both sides from any misunderstandings. Our housekeeping supervisor has been made aware of the issue you experienced with the Jacuzzi. We can assure you, this is not our standard and the housekeepers have received additional training on the proper methods to clean the Jacuzzi to ensure this does not happen again in the future. We sincerely apologize for any disappointment experienced and hope you enjoyed your time spent in our area.
Avoid Elk Springs
Our rental experience was a nightmare. The AC was broken, the floors were filthy, a maintenance man entered our cabin at 10:00pm while we were sleeping, and my husband ran him off, The bed was HORRID and since the AC was broken, my family of 4 was crammed into the master bedroom that had a duct tape rigged window unit to cool us down. Customer service has been no help and we are awaiting a refund currently.Would recommend to others? No

We later found out that the AC wasn't sufficient to cool the entire cabin. We have remedied the situation and issued a refund. We do see where a technician went to the cabin at 10:06 pm, however, this was in response to your call regarding the air conditioning not working properly. We would not randomly send a technician out at that time of night. We sincerely apologize for the issues you experienced and hope you enjoyed your time spent in our area.
Nice Cabin but Maintenance Issues
Overall the cabin was very nice. The bed was comfy and in quiet area but close to town. The issues we had may have been caused by folks before us. Drain in bathroom clogged and tv in bedroom did not work bc someone had fried the outlet. Maintenance did come but kinda acted like we were inconvenience for them to fix these issues. Husband said we would like them fixed while we were there since we are paying for these in our package. It all got fixed and overall we had a nice stay. Towels are also very tiny and they could use an upgrade on the basics like providing better towels.Would recommend to others? Yes

On the Rise
AirBnbs and quick getaways are trending. When I booked this location for a family of five, I admired the amenities. The indoor pool worked great for the kids- but, five remotes to operate one functional projector? Not to mention each time you entered the pool downstairs you had to hit the 'disalarm button' so it didn't go off- so annoying! The upstairs was nice, but the condition of the couch/chair in the living room looked extremely worn. There were 'warning signs' throughout the entire house talking about rules if you don't follow would create an 'extra charge'. That's gross.I was excited for the location as I thought it would be secluded- nope. As I sat on the balcony early morning or late evening, I heard the consistent of cars coming around the corners. I did like that it was close to Pigeon Forge and the Smokies.Overall, it was okay. But, with the amount of getaways and AirBnbs on the rise, this location could use a facelift with a few amenities (I can stay at an airbnb cabin in Boone, NC for $294- cheaper than here- with the spacious room and amazing views).Would recommend to others? Yes

The alarm is not meant to be annoying, but rather as a safety feature to ensure no children can enter unsupervised. We are a family based company and take all measures to protect all children when staying with us. We do post instructions on how to use the alarm by the door and make sure the alarm is placed high enough where small children can not reach it. It is simple to use for adults, and when used as directed will not go off at all during the stay, yet will loudly alert throughout the cabin should the door be left unlocked and a small child sneak inside. We can certainly understand this can be frustrating to hit the button upon entering each time, but with the safety of children on the line are not willing to change this policy. If it saves even one child it is worth any annoyance. There are signs throughout the cabin, asking people to not flush items other than toilet tissue down the toilets, not to use liquid dish washing soap in the dishwasher, to please use hot plates when setting hot items on the table, and how to operate the Jacuzzi tubs. These are actions that cause major damage in a cabin. Since our guests are held accountable for any damages during their stay, we do not think it is fair to charge someone unless it is posted that the action can cause damage. As most of our guests are aware, some are not. We do not feel they should be penalized for unintentional damages. This cabin is not advertised as being secluded. There are other cabins close by. Any of our secluded cabins will be listed as such. We do understand that there are less expensive locations on Airbnb. Our pricing reflects the pricing for our area and provides a different experience that other locations, such as Boone. Although it is easy to compare prices, there are more factors to consider in order to achieve a fair comparison.
Not bad, not exactly the cleanest place.
Upon arrival we walked through the property to check things out and make sure everything was good. I'll start with the upstairs. The housekeeping or cleaners had left a dirty rag on the steps with a cleaning solution. So they must have forgotten to dust the place or lost their rag. That gave me a reason to look for dust bunnies in the property. We found a few, nothing extravagant. My main quibble with the property was the pool area. We uncovered to pool to look at it and there was so many bugs in the pool and bugs that had died and sunk to the bottom of the pool. There was not a net to where we could clean the debris out of the pool on our own, so we used a cup to scoop up all the bugs and debris from the pool. During this adventure of cleaning our own place so we could use it, we discovered over 5 different wads of hairballs that were also floating around the pool. The pool was not cleaned at all. The pool area floor was not clean and you could see debris and bugs. Next, we made it to the outdoor hot tub. You say you drain these things before each guest arrives, but I highly doubt this one was drained. If it was drained, it was just drained and not cleaned because there was all kinds of stuff floating around in the hot tub. I noticed it and refused to get into the hot tub, my wife then refused to get in the hot tub. It was pretty nasty for my liking and seeing floating skin cells from other people was not exactly how I wanted to end my evening. The kids did want to get in the hot tub so they got in for about 2 mins and then started noticing even more nasty stuff getting stirred up from the bottom and decided they did not even want to stay in the hot tub. The carpenter bees outside make such a mess with the chewed up wood on the porches. I am used to these things but I do think a treatment for carpenter bees would be beneficial, it may not get them all, but it would sure help the property. Overall, the place could be a nice place, it has easy access and you are closWould recommend to others? No

Your feedback regarding the housekeeping issues will be forwarded to our housekeeping supervisor. We can assure you these items will be addressed. We are not sure how the hot tub and pool could be in this condition upon your arrival. The hot tub was properly cleaned at approximately 2:00 pm on the day of your arrival. We require our housekeepers to submit a time and date stamped photo of the cleaned, drained hot tub. This was submitted and after reviewing it again, does show the hot tub was not only drained, but cleaned prior to your arrival. We also require our pool technician to submit time and date stamped photos of the pool upon completion of the pool service, along with a checklist of items that must be completed. The photo was submitted prior to your arrival and shows the pool was perfectly clear. We are not sure where the confusion may lie, but are certain these items were not left in this condition. Thank you for your suggestion regarding the carpenter bees. We are currently scheduling a pest control technician to have the treatment applied to our cabins. This is performed yearly, however, we did have to wait for clear weather prior to scheduling. You are correct, this treatment works well and is beneficial in stopping damage from happening. Please do not hesitate to contact us should you experience issues like this in the future. We provide 24/7 guest assistance to ensure any need that arises can be handled quickly, if given the chance. Not luxury cabins
The ac unit can not keep up with the house. 80 degrees both days we stayed there even called maintence guy to check it out. Also all kinds of bugs in house. Its a shame i payed 1000 for 2 nights and was miserable.Would recommend to others? No

After inspecting the HVAC system, it seemed to be working great but did need some time to catch up on the hot day we were experiencing. However, I will be sure to pass your concern along to the proper department for further review. We do have our cabins treated monthly for insects, but in the mountain area, it is almost impossible to completely eradicate them. We do make an effort during each cleaning to sweep up and inspect for any left behind insects. Thank you for sharing your thoughts.

We loved our vacation!
We loved our stay and had a wonderful time. I was impressed when we needed some help with the projector the resort sent someone out right away. They also did a follow up call. Check in and the lock box were easy to manage and we loved the hot tub! There were. Few minor things the owners may want to fix just for comfort-the jet tub in the bedroom must not have a tight seal because it slowly drains when youâ€™re in it. Also, the pull out couch in the living room really needs to be updated. We saw this on a prior review and fortunately brought a mattress topper. Kids loved the pool even though the water was chilly, but my only suggestion was to leave a skimmer. Since itâ€™s downstairs we did have to scoop out the occasional bug. That being said we had a wonderful family trip! Thanks!!!Would recommend to others? Yes
