Cancellation Policy

If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.

Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

Wasn't as good as the last experience

We stayed with Elk Springs last Dec for our anniversary and had a great time and experience so we decided to book again for our 5 year anniversary. Although they didn't have the same cabin we stayed in last year on the dates we needed (Picture Perfect), we ended up just choosing another cabin (Mountain Dreams). The cabin was nice and clean but we were disappointed with a few things:No holiday decorations at all. Since we were there in December, it was a shame that the cabin wasn't decked out like the last cabin we stayed in. There was no tea kettle. Again something the other cabin had which made heating up water for cocoa much better than using the microwave, which ended up making the cup and water too hot. The Pull-out sofa was extremely uncomfortable. No curtains in the main living area (no privacy) and downstairs where the pool table is. The bed in the bedroom was lumpy and very uncomfortable. The 3 pillows were tiny and really should be replaced with larger pillows for the king size bed in the bedroom. Lastly, the size of the TV in the bedroom matched the size of the pillows in there...tiny! Why would you mount a 20 inch TV in the corner of the bedroom? We ended up just watching TV in the living room on the cold leather couch bc watching TV in bed wasn't an option.

We do have a list of items that all of the cabins are stocked with, which is included in the information sent to each of our guests in their confirmation emails. The pictures on our website do reflect the amenities you will find once you arrive at the cabin itself. Not all of our cabins are decorated for Christmas. We try to ensure all of our guests are comfortable as not everyone celebrates Christmas. Thank you for sharing your feedback regarding the bed. Great Cabin and View!

Great cabin. Super view. Clean. Hot tub would not get hot, would not even maintain temp that it was on when the lid was removed. It went down to 98 degrees. Other than that, the stay was awesome. May need some maintenance.

Mountain Dreams Romantic Getaway Fall 2017

My husband and I had a wonderful, long weekend in this beautiful cabin with spectacular views! In particular we appreciated the cleanliness and brightness of the rental. The location is great--close to Arts and Crafts Community Trail as well as some less utilized entrances to Smoky Mountain National Park (i.e. access to Ramsey Cascades and Porter's Creek trails). The drive to Pigeon Forge or Gatlinburg is still only about 20 minutes, but we enjoyed our time away from the hustle and bustle. If you have a chance, we would highly recommend eating at Taste of Italy in Gatlinburg!

Amazing getaway sure lived up to its name

We had a great stay at the mountain dreams cabin. It was one of the most private cabins around and the views were absolutely breathtaking. The place was clean and cozy, though there were some AC issues with the lower level which made it a tad warm to sleep at night during a hot August night. My only concern was the massive hornets that must have lived in the roofing. Every day we found several dead or dying. Idk how they were dying but it scary to think that these were so close to the front and back door of the house - also considering I am allergic. Not that one can help the bugs! Overall everything was absolutely gorgeous and We will definitely be back .

Like the privacy in this cabin

Lovely cabin, the balcony and the hot tub are very private and u barely can see the other cabin on your left. Love the Jacuzzi and the play room. The view was spectacular. The only main issue that we faced was cleanliness. We saw a giant dead bug on the table in our second day and there were two live spiders at the laundry room as well. The chairs in balcony and the fence were having spider's web. expected much more professional cleaning in this cabin.

With the cabin located on a mountain and surrounded by trees, the spider webs and other bugs can literally pop up overnight. We do make every effort to sweep these down at every cabin cleaning and we are sorry that they weren't completely eradicated prior to your stay. We do treat our cabins monthly, so this can be the cause of dead bugs as well. Customer satisfaction is very important to us and your concerns will be looked into. Flooded Bathroom, no compensation

We travel frequently all over the United States and this was categorically one of our WORST vacation experiences EVER. Upon our arrival, a large amount of water was raining into the downstairs bathroom (despite the notice stating our unit was ready for our arrival) with water flooding the floor and seeping into the bedroom carpet. This resulted in considerable time spent in calls to the rental office, discussions with maintenance workers, etc. Further, we were unable to unpack upon our arrival until it could be determined whether we would have to relocate to another unit. Horrible start to a disappointing vacation. Fortunately, I was able guide your maintenance staff to the source of the problem by locating a leak in the refrigerator icemaker. Unfortunately, the water that seeped into the carpet caused an unpleasant odor. Despite the unacceptable condition of the unit at arrival and all this time & effort expended on our part, you determined no adjustment to our bill was warranted for all our inconvenience - which is the height of arrogance considering you value YOUR inconvenience at check-out time at $150/hour. We will NEVER return and would NEVER recommend your firm - in fact, we will be sharing this horrible experience with others online beginning with the 500 contacts we have on Facebook.

We are sorry to hear you were disappointed in your stay, Joyce. While we can understand your disappointment in not receiving a refund, the issue was corrected quickly. As stated on the contract sent to each of our guests and signed by you prior to your arrival, we correct issues rather than refunding. Even with the best preventative maintenance, issues can arise. We provide 24/7 guest assistance and are fully staffed to ensure any issue that arises can be handled quickly. The late check out fee that you are referring to, which is $75 for 1-3 bedroom cabins, and $150 for 4 bedroom cabins and larger, is not reflective of a value amount for our inconvenience, but rather how much we value the incoming guest's expectation of being able to enjoy the full amount of time they have reserved in the cabin. It is ultimately the next guest that is inconvenienced when the check out time is not adhered to. We are always happy to arrange a late check out as well, as a courtesy without additional charge, as long as the cabin is not reserved on the departure date. Our guests only need to call to set this up, again, at no additional charge. We sincerely apologize for any inconvenience experienced and hope you enjoyed your time spent in our area in light of this issue.
