Summit Manor Condominiums are the newest condominiums in Gatlinburg available for overnight rental (completed in 2007). Cancellation Policy

This host requires only the first nights rent or 50% deposit is required to make a reservation. However, reservations can't be canceled with this host. No refunds. Should you need to change your dates or cancel, you can reschedule your reservation any time with no penalty with this host as long as the change is processed at least 30 days in advance of your stay. The deposit is placed in escrow, to be held for 2 years, for a future reservation. For reservations canceled inside 30 days, the deposit is forfeited unless the host is able to replace the reservation with another booking. Inside 7 days, the guest is responsible for the amount of the entire stay unless the host is able to replace the reservation with another booking at the same rate. No exceptions to the cancellation policy can be made for weather, health related reasons, or family emergencies. You will be given a cancellation number at the point of cancellation. If your reservation deposit is placed into escrow, the money will be available for 2 years from the date of cancellation to be used as a deposit for another reservation directly with the host. If there are future concerns regarding the reservation you will need to have your cancellation number available.

Bad experience

We checked in and went up to our room to find a room that was less than satisfactory. Trash has not been emptied from previous guests, mold in the toilet, thick dust on all the furniture including the kitchen counters and stove. We went to the office and they didn't hesitate to put us in another room. We get to the 2nd was a little better but not much. The toilets still had mold in the bowl. The ceiling fan, when you turn on the light switch was about to fall down and was missing a blade, it was so loud and obviously we hurried to turn the switch back off. It was so late and we were exhausted and decided to sleep on top of the bed covers fully clothed as we weren't sure how clean the sheets were if the bathroom hasn't been cleaned. There were 2 bathrooms in the 2nd unit and both were moldy. I have stayed at Summit Manor before 2 years ago and loved it, but it was thru VRBO and the unit was nice and clean. This stay, not so much. I do have pics of the moldy toilets and also pics of the fan and a video. Very disappointed to have paid $160 for one night and not being able to rest and be comfortable. The 2 guys at the check-in desk were not familiar with the computer system and finally just gave us a new room and key code and didn't switch my reservation to the 2nd room as they didn't know how to change it in the system.

Gatlinburg stay

The condo was furnished ok, but the cleanliness was lacking. All of the doors and woodwork was filthy. Need to speak with the cleaning staff.

Cosy Comfort

Great location! Good prices! Have stayed in these condos before, but a little disapppinted this time in the cleanliness of the room. The condo could use some TLC and a deep cleaning before renting out again.

Disaster!

We have stayed in this unit multiple times and it has always been a good experience. This time it was a nightmare. We checked in and put our stuff in the unit and went to an event at the convention center. When we got back to the unit, there was water on the kitchen floor, the garbage disposal was backed up. There was an inch of dirty water in the bottom of the dishwasher. It was late and we knew there was nothing we could do until morning. There was also a cabinet door which was loose and hanging. The internet did not work. The TV in the living room was intermittently operational. The bathroom was full of spiders. I went down to the desk and let them know about the problems. The front desk agent(you check in at the quality inn) said maintenance would be there at 11. Maintenance did not show up. I went back to the front desk and informed the gentlemen working at the front that we would just check out, due to the condition of the unit. After some back and forth, he gave me a receipt for a partial refund. We had paid 50% in August of 2017 and our credit card was billed the other 50% at 8:41 am the day of check in. After I left the desk, he billed an additional $407 to my credit card and did not really issue the refund. The fraud division of our bank alerted us to this activity. Since then I called the number on the receipt for customer service and spoke with Brittany, she assured me someone would call me back. No phone call. I called the front desk and spoke to the manager, Bryant. He assured me he would look into this and contact me by the close of business 8/21. No return call. When I called back there was no one available to speak with me. So basically they have charged me almost $1000 for one night in a nasty place. As I previously stated, we have stayed here before, and it was certainly not in this condition. No customer service, and since the person who owned the unit for our previous stays is not the owner. Beware!

Great Location for Gatlinburg! Horrible Upkeep

The location of this condo was the best part of our stay. The condo was not very clean at all, there is dirt/dust all over the door faces and along all the baseboards. The dust vas very visible on the celing fan blades. The place felt like we were in a dungeon due to very poor lighting. Two of the cabinet doors were broken in the kitchen. We were constantly finding little black bugs around the bathroom area. The access to the rental office is like a Indiana Jones adventure from the unit. The management office sent us to the wrong building when we checked in. The first day we were there, a bear drug a garbage bag across the drive way and scattered trash along the bushes coming in to the complex. Five days later, the trash was still there and no one had made an attempt to clean it up. This explains the condo condition! I wold not recommend this property to friends and relatives or a stranger for that matter!

Dissatisfied

Our vacation was spoiled by the shortcomings of the unit for which we paid. The location was great and the front desk staff at Quality Inn were helpful but had limited knowledge of our unit. Shortcomings; carpet appeared uncleaned,no clothes closet, no bedside tables,,in kitchen ; only one dinner plate,no serving bowls, no kettle, no paper towels, breakfast counter top not usable as it was too high for the chairs( had to eat on balcony table or use the coffee table).Towels , found several in the washing machine. Linen; we were told that we would have to wash them if we needed clean linen. Toilet paper ; one roll plus about a quarter of a roll.Communication; in unit phone was inoperable as it was password protected. Internet couldn’t be accessed. We were told there should the password on fridge door or on modem. A technician from the hotel came , spent an hour but couldn’t find it. To contact our relatives we had to find a free wifi outside our unit. To contact the hotel we had to go to the office. No one called or came by to ask if all was well.We think that we are entitled to a partial refund. We cannot in good conscience recommend this unit .

Was expecting much better

Not the cleanest place. I expected much more from a private condo rental. The owner should preview the property routinely. The corners of the bathroom were dirty (moldings, trim, corners, etc.). Was impossible to find out what the wifi password was. Not written anywhere. No directions if there wasn't a password either.

Visit was ok with some minor issues. Condo was clean and as advertised. But,No internet and desk could not help. Our iPad has connected with many other networks in gatlinburg. Living area tv only got some channels. DVD player had no remote and could not be used. Barely enough toilet paper for 3 nights.
