Smoky Oaks provides that rustic Smoky Mountain �cabin in the woods� experience while being conveniently located between Pigeon Forge and Gatlinburg. You get peace and tranquility while being minutes away from all the attractions. When you enter the cabin, you're greeted by a cozy living room with gas fireplace, a dining area, and a full kitchen. On the same floor you'll find the first bedroom with a king bed and an ensuite full bath. Upstairs you'll find the second bedroom with a queen bed and ensuite full bath. The front deck has a five-person hot tub as well as a sitting area around the gas grill, great for BBQs and relaxing. Smoky Oaks can accommodate two separate couples or a family of four. It's great for a romantic getaway, quick family trip, or even larger groups when you pair it with our neighboring cabin, Whispering Oaks (which accommodates up to 6). SLEEPING SETUP: Downstairs Bedroom..........1 King Bed Upstairs Bedroom..........1 Queen Bed Level Layout: Main Level..........Living room and tv, dining room, kitchen, king bedroom with tv, full bath, front porch with grill and hot tub. Upper Level..........Queen bedroom with tv and full bath. THE BASICS: No smoking, no house parties, no pets, no blocking driveways, no damage, no excessive noise, or disturbing neighbors. Primary renter must be at least 25 years old. SMART-LOCK SYSTEM: All Great Smoky Mountains Cabin Rentals properties are secured with Smart-Lock systems located on the front door. The 4-digit access code is unique to each reservation and should never be shared. GUEST COMMUNICATION: After you book your reservation, you will receive a booking confirmation email along with your reservation specific rental agreement. You will need to e-sign the rental agreement as soon as possible. Once we have a signed rental agreement, we will email check-in instructions 48-hours prior to your check-in date. We are happy to provide check-in information earlier than 48-hours upon request and returned signed rental agreement. DAMAGE FEE BREAKDOWN: Security Fee: In lieu of a security deposit (with exception), we provide up to $3,000 of damage protection for $39.50 plus taxes. This fee is required and non-refundable. This plan covers unintentional damages to the rental property interior that occur during the renter's stay, provided they are disclosed to management prior to check-out. Any damages that exceed $3,000 plus applicable fees will be charged to the credit card on file. POLICY VIOLATION FEES: from $50 ..........
