Host Cancellation Policy

If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.

Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

If you choose to cancel or not use your reservation, the SmokyMountains.com Service Fee is always non-refundable.

Eagle’S Roost - October 2021

The cabin was a wonderful haven as we enjoyed the Great Smoky Mountains. The booking was easy. The cabin itself was clean and comfortable - great to return to after hiking in the park every day.

Nice Cabin, Bad Communication

The Cabin itself is very nice inside and out. The parking is an issue as you share a small space with a second cabin so if you have 4 vehicles I wish you luck parking and getting turned around to get out. The check in process was below average, check in is set for 3pm and I wasn’t allowed to check in till 4:30. Once I was able to check in I realized the hot tub had no water and was told maintenance would come by and fix it, he did come by at 9:30pm to tell me it can’t be fixed and a spa repair company has to come fix it which never happened during my stay. The cabin they hype up
as a perfect romantic getaway with a hot tub was the only reason we booked this specific cabin and by not finding out the hot tub was broken till I checked i feel ruined the trip and was a lot of money wasted, had I known sooner I could of looked for a second option to stay for the weekend. I was told to ask for a refund from the contact person I’ve been texting with my hot tub issues and check in issues so I did and then they denied the refund they told me to ask for. So at this point I’m unsure what’s going on.

Enjoyed The Stay At Eagles Roost

The jacuzzi tub inside had only a couple working jets. When we called property management, they came and fixed it. Bed and atmosphere very comfy. Very pleasant stay.

Beautiful Cabin

As always great customer service and an immaculate cabin. This was a much needed vacation and the cabin was very easy to get to. On arrival the hot tub was already on and the cabin was spotless. Very close to Gatlinburg and Pigeon Forge. Will be staying with Elk Springs anytime we vacation in the mountains.

Great Little Cabin For A Weekend Getaway.

Booked this cabin last minute for 4th of July weekend. Had everything we wanted plus more. Everything was very clean, and we had no complaints other than the weekend went by too fast. Not far from the main road and close enough to Gatlinburg and Pigeon Forge to be at either in less than 25 minutes. Check in was easy, we had a late arrival and only had to use a door code when we arrived. Elk Springs texted within 30 minutes of our arrival to check up on us.

The Benchmark For Satisfaction

My wife and I rented the Eagle’s Roost for our first ever vacation to the Smokey Mountains. Upon arrival, the cabin was immaculate. The location was perfect. The attention to details was second to none. We received several calls and follow up texts to make sure we had everything we needed. The experience sets the standard in our opinion. Perfect

It was the perfect get away for my fianc� and I. Cabin was perfect the hot tub was great nightly. Pool table could have been bigger and a fridge downstairs would have been nice. A tv option visible from hot tub would be ideal also but none of those things were a negative. The cabin was perfect and we will be returning yearly.

A Dirty Cabin To Stay In....

We were looking forward to our stay in a cabin in Gatlinburg, TN. The management company seemed quite competent. As we were shopping for groceries the hour before arrival, they sent us a text saying the cabin wouldn’t be ready and we should come an hour and a half after the promised time. I texted that we were “down the street, ready to come over”. They texted “The cabin is ready”. So that was weird! (I later read reviews on Trip Advisor and it seems this is a common behavior with this management team. When we arrived at the cabin, Eagles Roost, I immediately wanted to leave. It hasn’t been thoroughly cleaned in more than a decade. And nothing in it has been updated in several decades. You can’t tell this in the pictures. The couch was so dirty (and worn out) I didn’t want to sit on it. The porches were filthy. There were lots of cobwebs on both porches and dead bugs on the outdoor chairs. They did not have any sponges or cleaning products so we couldn’t even clean what we would’ve wiped down to make it better for us. It was quiet and the jacuzzi worked. Also the washer and dryer had dirt in them (that was what I wanted to clean out but had no 409 spray or vinegar), so I didn’t do my laundry. Won’t ever rent from Elkwood Springs Resort Management again.
