Cancellation Policy

This host requires only the first nights rent or 50% deposit is required to make a reservation. However, reservations can't be canceled with this host. No refunds. Should you need to change your dates or cancel, you can reschedule your reservation any time with no penalty with this host as long as the change is processed at least 30 days in advance of your stay. The deposit is placed in escrow, to be held for 2 years, for a future reservation. For reservations canceled inside 30 days, the deposit is forfeited unless the host is able to replace the reservation with another booking. Inside 7 days, the guest is responsible for the amount of the entire stay unless the host is able to replace the reservation with another booking at the same rate. No exceptions to the cancellation policy can be made for weather, health related reasons, or family emergencies. You will be given a cancellation number at the point of cancellation. If your reservation deposit is placed into escrow, the money will be available for 2 years from the date of cancellation to be used as a deposit for another reservation directly with the host. If there are future concerns regarding the reservation you will need to have your cancellation number available.

Overcharged for my stay

The Cabin was nice & in a private area considering how close you are to the strip. Close to Cherokee Grill which is the best restaurant in Gatlinburg. The Cabin was very clean and had great A/C. We went in the Condo's jacuzzi tub at night which was nice as well. The only issue I had was the fact that I booked through AirBNB but had to check in through the Quality Inn (which wasn't explained AT ALL). I tried contacting the person on file through AirBNB by phone when we arrived and no one answered. I had to wander around the parking lot to figure out how the heck to get into the cabin which had a keycode. The check inn for Quality Inn was down two levels by elevator down a random sidewalk that lead into another parking lot where you had to cross a stream. I didn't even know if I was in the right place but apparently I was. I was then asked for my credit card. I responded by asking why they needed it. They said they needed to charge me. It had been a couple months since I had booked it so I couldn't remember but I thought I had already paid for it and I stated that to the front desk agent. He said I had not paid and proceeded to charge my card for $234.00 for the one night. I was confused and thought I had got a deal since I remember the listing was asking $317.00 for one night. I checked my credit card statement after I had gotten into the cabin and they had indeed already charged me back when I first booked!! I called them to sort it out during the day and got a callback at 10pm (not professional at all to call someone that late!)which I didn't receive because I was sleeping but they left a voicemail stating that they would refund my card for the double charge. I got refunded the $234.00 a few days later but I felt like I had been ripped off considering I paid alot more than what the cabin was apparently worth. If you decide to stay here I would check directly with Quality Inn first to make sure you get the best price.

Showers not working

Place was nice but my family couldnt take showers and a lady by Jasmin was rude!!! Told me Maintenance couldnt come to next day by then is check out time. That was really not worth it!!

Black Bear Hideaway Cabin-Summit Manor Gatlinburg TN

The location can not be better, located on Parkway and steps away from downtown Gatlinburg. The cabin was dirty, we spent a few hours sanitizing handles, eating surfaces etc.. The towels we used we black when finished. The deck chairs are falling apart, the grill is rusted thru and the landscaping was in need of attention (weeds etc...) The leather surfaces on the living area furniture is delaminating and needs to be replaced. There were 4 or 5 lightbulbs not working, we notified the Mgt service, no one visited the unit during our 7 day stay to replace the bulbs. We sprayed insides for flying ants and saw various other many legged creatures inside the unit. The unit is not infested, it had enough activity to bother our young daughter. Location is great, the owner needs to address cleanliness and hold the Mgt company accountable for the condition of the unit.

Not a good week

We reported low water pressure forfilling the tubs Tuesday morning at 9:00am ; the problem was not resolved by check out on Sunday. Broken furniture around the cabin; only half a gutter over the side porch; a loose toilet downstairs when you sat down. The entry keypad code did not always work.

Spring break 2018

We had a safety issue with our cabin that wasn’t addressed. The power station box was open during our stay - which poses a huge fire risk. We were having an issue with the lights, so my dad (a fireman) went to check the box & then realized it was open during some bad weather. The water pressure was incredible low, ants were all over the kitchen and climbing in my baby’s clean bottles. We love the location of your property, but won’t stay in the cabin again- but, hopefully we’ll stay in one of the condos again on our next visit.

Terrible property management

I have stayed at Summit Manor for years. Other friends have stopped staying there saying that when something went wrong there was no one to fix it. I kept staying at this property when they did not. Now I have experienced it first hand. Our downstairs shower would not drain, not a small puddle, but a 3/4 full tub. We called several times to have someone fix it and no one showed up. I then called after the stay to complain, left messages, and again no response from anyone. Sadly I will be looking for a new place when we return next year.

Great location for a cabin

Loved the look of the cabin. It was spacious and the beds were comfy. Some things to improve on: The Dish TV did not work. We called the office the first day and they said someone would come out but they did not. No baking sheets or pans in the kitchen at all. All the baseboards were dusty. Lights were out and the door lock did not work.

Convenient to Gatlinburg (Walking Distance)

Difficulty reaching the rental office via phone, number provided in confirmation email went to an automated message and then to a hold tone for 10 minutes plus each time we called.Difficulty finding office to pick up keys. After numerous calls we were finally told to pick up keys at the Quality Inn front desk.Cabin was nice and clean, bed was comfortable.Batteries in both tv remotes were dead, luckily I brought my own. Batteries in remote for ceiling fan/light combo in living room were dead. Both lightbulb Dover the pool table were either burnt out or the light switch did not work.Instructions said to bag up all trash and place in dumpster upon checkout. No dumpster was present. We put the trash bag in our car and disposed of it elsewhere.
