Host will issue a full refund of your 35% deposit, minus a $75 non-refundable reservation fee, if your reservation is cancelled 30 days prior to your arrival date (60 days for 4 bedroom or larger cabins).
Deposits and fees for reservations changed or cancelled less than 30 days prior to your arrival date (60 days for 4 bedroom or larger cabins) are non-refundable.
For cancellations within 10 days of your arrival date, the guest is fully responsible for the total amount of the entire stay, and the total amount charged is non-refundable and all monies paid are forfeited. If host is able to replace the reservation with another booking at the same rate, host will allow for a 50% refund of the total amount paid. Only the guest named on the Rental Agreement may cancel a reservation, and cancellations must be made by phone or email. There are no exceptions to this cancellation policy.
Good Stay in the Smoky Mountains
Overall we were pleased with our cabin. The pros were size, indoor pool, movie room, location/view, it was clean, roomy. The cons were, the floor around the pool was very dangerous, way to slippery for flooring around a pool. We had a lot of falls. The kitchen is not well stocked if you plan to cook your meals there, but if you plan to eat out it is sufficient. The beds are not comfortable and all of them make a noise when you move. We had a couple of times we contacted Soley and Grace and they were very helpful and took care of our need.Would recommend to others? No
AWESOME HOME / MILLION DOLLAR VIEWS
Four couples, all friends since dental school (class of 79) reunion in the Smoky Mountains. The home and spectacular views from the 3 levels of decks exceeded the pictures posted on the website. We were not disappointed.Clean. Spacious. Close to all the action in Pigeon Forge but absolutely private, quiet, peaceful location. right next to the Smoky Mountain National Park. All eight of us are experienced world travelers. We had the same "Oh Wow" reaction to this home.Would recommend to others? Yes
Perfect Family Cabin!
We had a great experience!! The rental and correspondence was easy and pleasant. The cabin was better than we even expected! We had 6 children with us and it was the prefect fall break getaway! We chose this one for the indoor personal pool and we were not disappointed! Worth the expense. We will stay here again! The location could it have been better, it was perfect!Would recommend to others? Yes
Great Location and Beautiful View!
The cabin was in a great location. 15 minutes to all the fun. The road to the home was paved and not hard to drive on. If there was bad weather I would say a 4x4 would be needed. As for privacy, you are in a neighborhood among many other houses, however that should not be a surprise to anyone if you look at the pictures. That was fine for us. The cabin is decorated very well and accommodated six adults and five children just fine. Every inch of the home was used and enjoyed. The pool was a big hit for the children and I loved that it had a lock on the door so no little ones could get in by accident. The game room was also a big hit. Overall we all had a terrific time at Kings Mountain Lodge and would recommend and return. The owners provide excellent customer service and if you have any questions they get back with you very quickly. We have been coming to the Gatlinburg and Pigeon Forge area for over twenty years and this home is one of our favorites. It was nice to return with our children and grand children. Nice place to unwind and enjoy family time together.Would recommend to others? Yes
Good Not Great Property
Kings Mountain Lodge has a very livable layout, 10 of us stayed there very comfortably. The view from the decks is very pretty as long as you don't look down or left and right. This property is located in a crowded neighborhood with only a few feet between units, if you are looking for some solitude Sherwood Forest subdivision is not for you. A note to the management company: be sure all the lights work and if you are going to put clocks in rooms be sure they work as well. We did like the relatively easy access to Pigeon Forge and Gatlinburg as well as the National Forest. The kids enjoyed the pool for a few days but after the pool man came it got very cold then too hot to use. Again, a very livable unit with some minor problems. I would recommend this property with the caveat that it is in a busy crowded mountain subdivision.Would recommend to others? Yes
Great get away
The cabin is excellent. Well kept, lovely pool, great theatre room. The beds and furniture are comfortable. And the location is perfect for experiencing Pigeon Forge, Gatlinburg, and the surrounding parks and attractions. Managing company was very, very easy to work with and quite helpful.Would recommend to others? Yes
This cabin lives up to the listing. Views are just wonderful. Time on the deck is the best way to begin and end the day on your vacation. Our kids got a lot of use out of the pool. Short drives to Dollywood, horseback riding, Dixie Stampede and zip lining. Furnishings were great. Neighbors were a little rowdy our last night (Friday of Spring Break), but it was otherwise peaceful. Steep drive to get to the cabin, but the views are worth it.Would recommend to others? Yes
Fantastic vacation home, with a wonderful view and lots of amenities. Several balconies/porches to enjoy the view. Open kitchen/living room. Beds are comfortable. Bunk beds are double or queen, which is great, not only for kids but also for adults. Game room is great with a pool table (cues, chalk, etc included) and a video table with pacman and galaga. Movie room is wonderful. Pool is nice to have. Be careful of the slippery deck. People should not run, as it is extremely dangerous when wet. Hot tub is just outside the double doors from the pool area. Hot tub comfortably fits 4 adults. Overall, I highly recommend this place. You don't even need to go to the attractions in Pigeon Forge or Gatlinburg, as there is plenty to do staying in. However, it is a close drive to both areas. Did not see any fire damage at all in the area surrounding the cabin.Would recommend to others? Yes
My family and I had a relaxing time in tn! The cabin has breath taking views! My kids and I used every inch of the cabin!!!! I loved that the cabin was just a few minutes away from all the fun!!! I will be back next year & hope to rent this cabin again! Once the construction work is over on the road this cabin is a Jem! All of the workers made it difficult to get in and out of the road.Would recommend to others? Yes
Kings Mt. View/Paradise
Cabin was nice/new and clean. Everything was functional. Two PS4's that kept our two boys busy. WiFi that kept the girls busy. Plenty of things to do in the area. Cade's Cove=2 hr traffic jam. Clingman's Dome rocks! Grotto Falls nice easy tranquil hike. Homeowners are very helpful and seem to be very understanding. View is stupendously rediculously awesome. Especially after a morning rrain.Had construction going on during stay. Blocked in a couple mornings. But, they were very understanding and would move out of the way quickly.Whitewater rafting on Pigeon River=10.5 out of 10. "Rafting in the Smokies" Zip Lining was cool also.Goats on a Roof Alpine Coaster was cool.AND, a "must see"; Ripley's Aquarium"=Phenomenal4 X 4 recommended - Just until the road gets paved.Would recommend to others? Yes
