Cancellation Policy

If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.

Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

Not satisfied

The place is not clean at all. Jacuzi is on first floor, which is closed by trees and does not provide a nice view. The tables in balaconies have algae all over and even on the decks, could have pressure washed them once in a while... did not even sit on them. Kitchen is tooooooo conjusted and not clean again. The water in tubs does not drain well and so its so yucky to bath in there. The water from shower is very slow. There are bugs around and in parts of house. Also seen rats in deck. Not a worth place to stay for a vacation.

Big Bear

Check in/ check out was very simple. We brought a lot of things that we didn’t need like pots & pans. The cabin had literally everything we needed including wine glasses for all of us! Nice view. Coming up to the cabin was a little scary because the roads were small, so if another car came the opposite way some one would have to pull over. Overall I am very satisfied, and so was everyone else!

Big Bear- Elk Springs Resort:

We had a wonderful experience and a great vacation at the Elk Springs Resort. We were a large group of 22 people and stayed at the Big Bear 7 cabin. Everything was wonderful. The cabin far exceeded our expectations. It was sparkling clean when we checked in. The cleaning crew had just left and you could smell the fresh lime and freshly mopped floors. The cabin was beautiful!!!! Cannot day enough about the place. The views from outside were just great.! There was lots of room for everyone and could have easily slept 34 people. There were plenty of towels, and soaps in each room. The kids had a blast with the game room and the home theater. This family get together was a huge success!! We will definitely recommend this place.

Great Bear Lodge

Great stay but two issues:1. Floors were very, very dirty - had not been mopped2. Wasp stings of 6 people - 4 kids. Doctor required on 2

Family Reunion in the Smokies

The cabin was large enough for us to spread out easily. With the 3 levels it made it easy early birds to get up early while the night owls could stay up late. Also with each bedroom having a sink we didn't have any problem locking up the bathroom. We only had one maintenance issue with the propane grill. The management company arrived within 1 hour and fixed it even though we said there was no rush. The only negative comment I have is that the listing for the property on lists there being a resort pool. This property does not have access to resort pool. It only has a hot tub. This was a disappointment as we had 5 kids, but we made the best of it and went to the Sevierville community pool instead. When I called the management company about the lack of the resort pool, they indicated that the listing was correct on their site and that they weren't responsible for other listings of the same property.

Family Reunion Vacation

We had 25 people staying in the cabin on a family reunion/vacation. Nine of the 25 were kids. Three guest members could not do stairs. The cabin had something to offer for everyone, and space to get away if you needed a few minutes to yourself. Great experience!

A Phenomenal Getaway

The entire house was more than what we could have expected for a weekend getaway. For the majority of our group, this was our first time in the Smoky Mountains and the views from the Big Bear Lodge made it an exceptional trip. Unfortunately the weather was not cooperative all weekend and we even woke up to snow on the ground on Sunday morning which forced us to have to stay in the lodge the majority of the trip. Thank you so much for providing us with an amazing cabin to have a great weekend.

Ladies Retreat

We had a beautiful view but were disappointed right away with the way the porch looked. It did not have the amount of rocking chairs as portrayed in the photo and the deck was very weathered. The outside grounds needed cleaning. Beer cans and trash were all around the outside of the cabin. The cabinet door under the kitchen sink was off. When you tried to open the dishwasher, the whole unit came from the wall it was bolted in. The refrigerator would not freeze and cool. We lost two bags of ice and other foods soured. We reported it twice and a small micro refrigerator was brought out. The sink on the second level was cracked. The pool table on the third level was coming apart. There was a broken blade on the fan on the third level. The linens in one of the bedrooms looked like they had not been cleaned. Someone's socks from a previous stay were in the floor in the 3rd level bedroom. We had no hot water for two days. After they came out we were told the pilot light was not lit. It did not appear that the cabin had been cleaned thoroughly. The floors were sticky and rooms were dusty. The staff was helpful in making the reservations and such but this cabin needs some attention on the inside and outside. We determined this must have been a party house from the way it looked.

We can assure you, this is not indicative of a normal stay with us. We do see that the issues reported during your stay were handled quickly. We do apologize the issue with the refrigerator was not completely repaired on the first report. The technician thought the issue was resolved and we were unaware of the ongoing issue until you called and reported it to us. Usually when there is an issue such as this with the refrigerator, our policy is to bring out a full size loaner refrigerator to ensure your comfort. Since the technician saw that there are 2 full sized refrigerators at this property and the fully functioning one was almost empty, he brought out a mini-fridge to ensure enough space to keep everything cool. We appreciate you bringing the other items to our attention upon your departure. Although we did not have the opportunity to correct these items during your stay, each of these items have been reviewed and fully resolved. We sincerely apologize for any inconvenience experienced and hope you enjoyed your time spent in our area in light of these issues.
