If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.
Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

Basswood Lodge is a beautiful cabin and I think it could be exceptional with a few changes. 1st, for the cabin to be the size it is, the televisions are EXTREMELY small. Even though it does offer a theater room, sometimes your guests wanna watch tv in the comfort of their own rooms. 2nd, for the price I think it would be in order to have better pots and pans and at the very least, a set that has matching lids. 3rd, it would have been nice to have more towels. These are things that can be easily corrected and would make your visitors stay much better. The cabin itself and the amenities where very nice.Would recommend to others? Yes

Wish we could stay forever!
After 26 years of visiting Gatlinburg,this was our first stay in a cabin and weâ€™ll never stay anywhere else again! The pictures of Basswood donâ€™t do it justice, our expectations were high based on what we saw online but they were exceeded as soon as we set foot inside the cabin. The location was also perfect as it was an easy trip to town and secluded enough but we didnâ€™t feel isolated as there were other cabins nearby and we never knew people were in them other than the cars parked. We thoroughly enjoyed our time at Basswood Lodge and wish we could stay there forever!!Would recommend to others? Yes

Overall a positive experience. Items that could yse improvement: 1.) property needs to provide extra towels for weeklong stays 2.) quality of the towels was very poor. 3.) Hot tub could use an upgrade.Would recommend to others? Yes

We provide a washer and dryer at the cabin to launder the towels during your stay. The towels provided are standard towels. We inspect them prior to being sent out to the cabin to ensure they are in good condition. This weekend was amazing, the cabin was better than I thought. I finally found a cabin that had an actual working theater room. The process to book a cabin was easy and on check in day Elk springs resort actually text me way before my 3 pm check in to tell me my cabin was ready. I will be staying with Elk Springs Resort again.Would recommend to others? Yes

Not our best visit
We stay with Elk Springs a lot. Sometimes 2-3 times a year. This was our worst experience. Bath tub was dirty and had hair in it, fireplace didn't work, TV upstairs only worked on one channel. Someone did come out to try to fix the fireplace, but no luck. Cold weekend and no fire was a bummer. I told the person who called about the tub and tv, but there was no offer to correct it. We usually love Elk Springs, but we were very disappointed this go round.Would recommend to others? Yes
