If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued by host in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Hosts Office.
Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.
Wonderful Place to Stay!
Cabin was incredibly clean and well stocked. We really enjoyed family pool tournaments and the hot tub at night. In a great location. Only a short drive to downtown Gatlinburg and the National Park.Would recommend to others? Yes

NOT BAD... CLEAN CABIN... WOULD STAY AGAIN...
The cabin is fairly secluded on the hillside with only 2 neighboring cabins. The firepit looks awesome although we didn't have time to use it. All in all, this is a nice cabin, looked clean, and served our purposes well. I brought my son and two of his friends down for a weekend adventure. We actually had a larger cub come up to the porch which I captured on video. The only issue worth mentioning was with the hot tub. We were unable to use it as it appeared to have lost its prime and would not function. I'm sure the service dept. for the rental would have fixed it but we only stayed for a few nights. I would certainly advise taking 20 minutes to test everything wherever you stay to maximize your enjoyment during your stay. The master bedroom suite was nice and had blackout curtains, and a large closet. There are two A/C systems which maintained a comfortable temperature in early July. The cabin is an easy 15-20 min. drive from the park with food options on the way.Would recommend to others? Yes

Did not meet expectations.
There were maintenance issues: ice maker not working, tub did not drain, thin scratchy towels, faded bed covers, and only one rocking chair on the porch for four guests and other minor inconveniences (one slot of toaster broken, temperature labels on stove completely scrubbed off and no mountain view from lower level. However, the cabin was clean enough, comfortable and in a convenient location. While I recognize that the turnover at rental properties poses a risk to the owners, the several signs taped to walls warning of potential extra charges to credit card (e.g. for not using hot pads, not putting "trash" in toilets and turning A/C too low, was off-putting to guests who respect others' property. To protect my own interests, I alerted management to the deficiencies to document that we were not responsible. They offered to send maintenance, but with just a three-day-stay, it did not seem worth the intrusion. I would recommend Elk Springs in general, just not this particular property.Would recommend to others? No

Life's a bear - exact cabin for our needs
It was our first time in Gatlinburg and we will definitely come back. The cabin was clean, plenty of room for 5 of us during 4 nights. What I love about this cabin? 2 completely separate rooms. Great solution for 2 families.Would recommend to others? Yes

We had a wonderful time, the cabin was beautiful, and very well kept. We would love to come back and stay in the same cabin or a larger cabin with family. The office staff was wonderful to work with from beginning to end and were extremely attentive throughout the booking and the stay.Would recommend to others? Yes

The cabin was very clean and comfortable. The cabin is easily accessible- we even saw a wild turkey in the road! Mountain Viewâ€™s can be seen from the front porch- thatâ€™s about it. We had trouble with the hot tub working during our stay. They called day of check in saying the control panel was being fixed, however we had to add lots of water each night so for whatever reason it wasnâ€™t keeping water. Still a nice time in a nice cabin. Plenty of room for a family to stretch out.Would recommend to others? Yes

Cabin needs updating
The cabin was nice, however, we were extremely disappointed in the beds. All 4 adults woke up with back pain the next morning and none of us slept properly during our entire stay. The mattresses were old and we were completely sunken in. Also, it was highly inconvenient that no extra soap or towels were provided. The amount we paid for this rental for 2 nights was NOT cheap and we all felt we got completely ripped off. Will not be back and will not be recommending elk springs to anyone.Would recommend to others? No

Although we do understand each person has their own personal definition of mattress comfort; I have reported your concerns regarding the beds to our maintenance department. In an attempt to avoid confusion, we do send our guests an email prior to their arrival listing items that are provided and items that are not.
